Editorial policy

Every page on this site exists to answer one question the way the rules are written. Here is how we work, so you can judge what you read.

Sources

We write from public, primary sources: the CFPB’s regulations and consumer guidance, HUD and FHA handbooks, FHFA loan-limit data, the Fannie Mae Selling Guide and Freddie Mac Seller/Servicer Guide, VA and USDA program pages, the Federal Reserve, the FTC, state statutes and state housing finance agencies. Each guide lists its sources at the end. We do not cite a source we have not read, and we do not invent deep links.

Numbers

Figures that move — loan limits, income limits, program amounts, tax rates, median prices — are shown as approximate and dated. Interest rates in examples are illustrative, never quotes. Where a rule has exceptions we say “generally” and point you to the agency or statute rather than flattening the rule into a false certainty.

State pages

The 50-state pages are built from a structured dataset written state by state: foreclosure procedure and timelines, redemption and deficiency rules, usury and licensing, first-time buyer programs, closing practice, recording taxes, homestead and community-property rules. The same dataset feeds the printable state guides. When a state changes a statute, the dataset is updated and every dependent page is regenerated with a new content date.

Who writes

Pages are researched and edited by Clément Lacaille, founder of Tech-Bharat (see how we research). Nobody at Tech-Bharat is a licensed loan originator, attorney or financial advisor, and the site is not a lender, broker or counselor — which is why every page tells you when to talk to one, and points to free HUD-approved counselors.

Independence

No lender, broker or program pays for inclusion, placement or rating. Editorial reviews are scored on the criteria shown on each review page; they contain no user testimonials. If a page ever carries a referral link, it is labeled as such.

Updates and corrections

The content date shown on each article and in the sitemaps is the date of the last real content change. If you find an error — a statute that changed, a program that closed, a figure that is wrong — write to mail@noreply.claude-loan.com; we check and correct, and we say so on the page when the correction is material.
