How we research

This page explains where every kind of fact on Claude Loan comes from, how much you should trust it, and what we do when it is wrong. Researched and edited by Clément Lacaille, Tech-Bharat.

1. Sources, in order of preference

  1. The rule itself: federal regulations on eCFR (Title 12, Banks and Banking) and the U.S. Code; state statutes on the legislature’s own site.
  2. The agency that applies it: CFPB, HUD and FHA, FHFA, VA, USDA, the Federal Reserve, the FTC, state housing finance agencies and state financial regulators.
  3. The guides lenders follow: the Fannie Mae Selling Guide and the Freddie Mac Seller/Servicer Guide.
  4. Peer-reviewed research, only when it adds something the rules cannot (for example, what disclosures actually change for borrowers). We link a study only by a DOI we have resolved ourselves; if we cannot verify it, we do not cite it.

Every external link on the site is checked to resolve when the page is revised. We do not link to search-result pages as sources, and we do not invent deep links.

3. State pages: what is checked and what is not

The fifty-state dataset (foreclosure procedure and timelines, redemption, deficiency, usury, licensing, housing-agency programs, closing practice) was first compiled from public sources. We are checking it against official sources state by state. Each state page lists the official sources for that state — the housing finance agency, the state regulator, federal resources — with the date they were last checked.

As of September 22, 2026, the foreclosure type and housing agency have been checked against official sources for 10 states: Arizona, California, Connecticut, Florida, Minnesota, Missouri, Texas, Utah, Virginia, Washington. The other states have not yet been checked line by line. Timelines are ranges, and state law has exceptions: this is general information, not legal advice. Before acting, confirm with a licensed attorney in the state, a HUD-approved housing counselor or the state regulator.

4. Dates

The “updated” date on a page is the date its content last changed in substance, not the date the site was rebuilt. Sitemaps carry the same date.

5. Corrections

Found a statute that changed, a program that closed, a wrong figure? Write to mail@noreply.claude-loan.com. We check it against the official source, fix the page and its state guide, and change the page date.
